What's Included ?

  • 2 x comprehensive tenant references including Right To Rent preliminary checks
  • An Assured Shorthold Tenancy Agreement (AST) is compiled and signed by all parties (custom clauses can be added where appropriate)
  • 1st month’s rent in advance and deposit are taken and sent to your designated bank account
  • The deposit is registered with the Tenancy Deposit Scheme 
  • Rent is paid on time, every month into your designated bank account
  • Your Property Manager will manage maintenance and repair issues (exclusive of the cost of works) and will inform you of any items required during the tenancy term 

In the event of an arrear – 

  • Rent arrears are chased by our team

  • Rent is paid for up to 12 months or until the property has been vacated

  • Legal and eviction cover in the event of court action is inclusive

Anything Else I Need To Know?

We will require a copy of the AST, tenant references, an up-to-date rent statement, deposit certificate, EPC, gas safety certificate and EICR emailed to us.

You will need to comprehensively reference your tenants via RentiD (2 references are included – additional references cost £20 per tenant or guarantor if required) and supply a valid EPC, gas safety inspection certificate and EICR.

Don’t worry – we can help you obtain all of these at market beating prices.

Existing Tenancies

We cannot accept tenants currently in arrears or have shown consistent arrears for the term of their current tenancy.

We cannot accept incorrectly set-up tenancies i.e. the deposit has not been protected with one of the Government approved schemes and the AST and/or guarantor agreement has not been signed.

 

All Tenancies

We cannot accept tenants who have not passed referencing.

We cannot accept non-compliant properties i.e. there is no valid EPC, gas safety certificate and EICR or HMO licence and PAT (in the case of HMOs).

For existing tenancies, acceptance to RentiD Pro can be approved as quickly as within a working day so long as all the required documentation is provided. RentiD Pro will be in place from the following month’s rent payment.

For new tenancies, acceptance to RentiD Pro is dependent on the result of our comprehensive tenant referencing which can take up to 72 hours.
